Grid Auriga · Projects

You won the transition.
Run it like a project.

Due diligence, a property condition assessment, new-development acceptance, a management takeover — one workspace per deal. Walk the asset, fill the data room, and hand the owner a report they can defend. When they operate, the same file promotes into live FixGrid.

Five engagement types

One workspace. The type you sold.

The type sets the workstreams the project opens with, how findings are classified, and the report it produces. Mixed composes from the others.

Due Diligence

Acquisition and underwriting support

Lender-grade document request list and questionnaire, unit sampling on Fannie Mae conventions, site walk, findings desk, and a due-diligence memo.

Acceptance

New-Development Acceptance

100% unit acceptance walks, walk-2 verification, punch attribution, a common-area walk, and an Acceptance Summary with portion / TCO register and warranty / closeout index.

Compose the deal as sold

Pick workstreams from Due Diligence, PCA, Takeover, and Acceptance so the workspace matches the engagement you actually won — not a nearest-fit template.

How a project runs

Open it, walk it, deliver it.

Six beats from the day you are hired to the day the file can become the building’s operating record. The project delivers a report. Promote is a separate, deliberate step — only if they operate.

01

Open the project

Pick the type and the property. The package seeds the workstreams that type requires, and nothing else.

02

Fill the data room

Named slots, requested versus received. The site operator gets a link and uploads into those slots — not a shared folder.

03

Walk the property

Field capture on a phone — offline-capable on due-diligence and PCA walks. Photos and sampling that record what you actually looked at.

04

Classify findings

One findings desk, grouped the way the report is structured. Nothing is deleted — declined items stay on the record.

05

Deliver the report

The report freezes at a version, with locked limitations language. Issue a reliance letter from the same file.

06

Promote, if they operate

Findings become work orders. The data room becomes the building’s records. Separate product, separate subscription.

The differentiator

The deal does not die in a PDF.

Transition work usually ends when the report goes out. Grid Auriga Projects is built so the same capture can become the building’s operating record — because it was entered in the shapes FixGrid already runs on.

Promote is deliberate and audited, used when the client becomes the operating customer. It is not an auto-convert on download.

Same company. Different jobs.

Grid Auriga Projects sits next to the vendor layer, the operator punch walk, and the operator diligence packet — it does not replace them.

How you get a project

You buy the project. Not a seat.

There is no unlimited plan and no self-serve checkout. Tell us the deal you won and what type it is. We open that project and invoice you for it. You bill your client the way you already do.

1

Tell us the deal

Property, type, rough size, and when you are in the field. Three transitions this quarter? Say so in the notes.

2

We open the project

Seeded with the package that type requires, and access for your team. Nothing is charged until we invoice.

3

You run it and invoice

The project is yours for the engagement. The file stays yours after. Next deal, same login.

Note. Reports produced in a Grid Auriga project are your professional work product. ASTM E2018 and Fannie Mae are named here because they describe how a report is structured — they are not a certification of your engagement, your firm, or your findings.

FAQ

Straight answers on Grid Auriga Projects

What is Grid Auriga Projects?
Grid Auriga Projects is FixGrid’s consulting tier for third-party building consultants. You open one workspace per deal, run the walk and the data room inside it, deliver a versioned report, and — when the client becomes the operating customer — promote the file into live FixGrid operations.
How is this different from Grid Auriga?
They are siblings under the Auriga brand, not the same product. Grid Auriga is the vendor and contract layer for operators — per-property COI, RFP-to-award, contracts, Scope Library, and a vendor portal. Grid Auriga Projects is the consulting workspace for third-party consultants running due diligence, PCA, acceptance, and takeover engagements.
What engagement types can I run?
Five: Due Diligence, Property Condition Assessment, New-Development Acceptance, Takeover, and Mixed (compose any of the above). Due Diligence, PCA, Acceptance, and Takeover can be requested on the project form. Mixed is opened by conversation.
Is this the same as Unit Construction Acceptance?
No. Unit Construction Acceptance is an operator-side punch walk that can write Action items to the GC punch list. New-Development Acceptance in Grid Auriga Projects is a billed consulting engagement: 100% unit walks, walk-2 verification, punch attribution, a common-area walk, and an Acceptance Summary with portion / TCO register and warranty / closeout index.
Does FixGrid certify ASTM E2018 or Fannie Mae work?
No. PCA reports are structured to an ASTM E2018 baseline framework, and unit sampling follows Fannie Mae sampling conventions. Those names describe how a report is structured. They are not a certification or endorsement of the engagement, the firm, or the findings. Reports are the consultant’s professional work product.
What happens when a project promotes into FixGrid operations?
Promote is a deliberate step after delivery, used when the client becomes the operating customer — not automatic on report download. Findings land on the operating record so the ops team can open work orders, dismiss, or defer. The data room becomes the building’s documents. Operations is a separate FixGrid subscription.
How do I get a project?
Request the deal at the Grid Auriga Projects form. There is no published price and no self-serve checkout. We invoice the project, then open the workspace and send access. Already run a project with us? Same login — the next one unlocks.
Can the site operator upload into the data room?
Yes. You send a recipient link. They see the named request list and upload into those slots — drawings, contracts, prior inspections, certificates — not a shared dump folder.
