Why FixGrid exists

Built by maintenance, for multifamily.

FixGrid wasn't dreamed up in a boardroom. It was built by someone who spent twenty years on the other end of the work order — and got tired of bending industrial software to fit apartments. This is the platform he wished he'd had — priced for the work, with a security posture you can send to procurement.

I spent twenty years working around software that was never built for apartments. FixGrid is the one I wished I'd had at 2am.

The frustration that became a blueprint

Twenty years in the field taught me what apartments need. None of the software knew.

Two decades of multifamily maintenance — the 2am calls, the make-ready crunch, the compliance binder that had to be perfect for the lender. Every CMMS I touched was industrial software bent to fit apartments: built for factory floors and vehicle fleets, indifferent to residents, turns, and the lifecycle of a unit.

So the people closest to the work routed around it — texting instead of logging, keeping the real record on a clipboard. FixGrid starts from the opposite premise: residential-native from the very first table, built by maintenance, for the way apartments actually run.

Industrial CMMS, retrofitted
  • Assets on a factory floor — no concept of a resident
  • Turns and make-readies bolted on, if at all
  • Mobile experience techs avoid
  • Compliance lives in a separate binder
FixGrid, residential-native
  • Units, residents, and leases are first-class records
  • Make-ready and turns are the spine, not an add-on
  • Mobile-first for the person holding the wrench
  • Compliance is part of the record — to the lender's binder
The single-founder question

The questions you should ask. And the honest answers.

Trusting a portfolio to software built and run by one person is a fair thing to scrutinize. So we don't dodge it — here are the questions enterprise buyers actually raise, answered straight.

Tap a question to read the answer. Every one names the real trade-off instead of hiding it.
01Why trust enterprise data to a single-founder company?

The platform you'd run on doesn't depend on headcount — it depends on whether the code is solid, the architecture scales, and the operational commitments are real. All three are demonstrable today: a production-complete platform, an authenticated security scan with zero High findings, and a policy set you can actually read. What you gain is a direct line to the person who designed and built it.

Trade-off: no 30-year institutional track record — named, not hidden
02What's the bus factor? What if something happens to you?

Fair question, and we don't wave it away. Everything that matters is documented — policies, configuration as code, version-controlled infrastructure — with an access-continuity plan in place. Key-person resilience is an explicit, named item on the roadmap that hardens as the team grows. We'd rather show you the plan than pretend the risk doesn't exist.

Trade-off: a single-founder operation today — mitigated, with a hire plan
03How is it secure without a dedicated security team?

The founder is the named security officer and incident lead, operating under the same enforced controls as any future hire. Security here is enforced, not promised: query-level tenant isolation, MFA, an append-only audit log, and a write-time security ruleset behind a CI gate. The full posture — scans, policies, sub-processor list — is laid out for you.

04Will FixGrid still be here in three years?

It grows deliberately — funded by revenue, not a burn-it-down runway — anchored by a founding enterprise partnership. And it isn't a prototype chasing a launch date: it's a production-complete platform with 90+ connected modules running real portfolios today. The work order, the turn, the compliance record — all live, in production, now.

05What happens when I need something changed?

You talk to the person who built it — not an account-team queue three tiers removed from engineering. Decisions happen faster, customization is more responsive, and your roadmap input reaches the one set of hands actually on the product. That direct accountability is the upside of working with a founder-led platform.

Trade-off: not a 24/7 global support floor — direct access instead
Built by maintenance

Four convictions the product is built on.

Residential-native, not retrofitted
Every record assumes units, residents, turns, and leases — not assets on a factory floor. The data model is the difference you feel on day one.
Outcomes over dashboards
A 2am work order should end as a line in the lender's compliance binder — not a number on a chart nobody reads. We optimize for the thing that actually has to happen.
Honest about the line
We show you what's shipped and what's still roadmap — no badge we don't hold, no feature we can't demo. Candor is cheaper than a surprise in procurement.
Built by the person who answers your call
Domain expertise and accountability sit in the same set of hands. The person who designed the make-ready flow is the person you reach when you need it changed.
From the field to the platform

How a maintenance career became a software company.

20 yearsIn the field
Two decades running multifamily maintenance
Hands-on operations and the FMP credential — and a recurring frustration with software that never fit the work, slowly turning into a blueprint.
The wallA vision, no path
A clear product vision — and no way to build it
Dev shops, no-code platforms, hiring engineers — each fell short on cost, control, or capability. The idea sat on the shelf, not abandoned, just waiting.
The buildDomain + tooling
Deep domain expertise, modern tooling, methodical persistence
The early attempts didn't hold. What worked was structure — a plan, a living rulebook, and disciplined review — turning twenty years of knowing-what-to-build into a system that actually shipped. Read the build story
ProductionShipped, not slideware
90+ connected modules, production-complete
Preventive maintenance, inspections, make-ready, the resident portal, compliance, intelligence — one connected record from the field to the lender's binder.
