Retail & mixed-use

Apartments upstairs. Retail on the pad. One maintenance record.

Mixed-use is not “add a note field for storefront.” FixGrid tracks retail spaces, shell and build-out lifecycle, TI projects, and a commercial tenant portal — on the same system of record as residential units, tickets, and vendors.

TI is a project — not a status chip.

White-box to open has milestones, money, permits, and a GC. FixGrid elevates build-out into a project surface: TI allowance, permit numbers, contractor linkage (via Grid Auriga), documents, and a timeline the site team can actually run.

  • Permanent space, churning tenants — the pad stays; build-outs and leases turn over.
  • Milestones — permit, rough-in, final, open date — not a single “in progress” flag.
  • TI allowance & permits — money and paper on the same project as the work.
  • GC / vendor — link the contractor you already cleared in Auriga.

Commercial tenant portal

Storefronts get a door — not a resident seat.

Commercial tenants sign in as commercial_tenant identity — a dedicated role. They submit requests for their space, track status, and stay out of the residential portal and staff app. Same ticket spine; commercial identity.

  • Space-scoped — only their pad and property, not the residential rent roll.
  • Submit a request — grease trap, HVAC, storefront, after-hours issues.
  • Status they can see — fewer “any update?” calls to the site team.

One connected property

Why this isn’t a second CMMS for retail.

The pad, the apartments, the vendors, and the compliance log share one record — so a mixed-use asset doesn’t become three spreadsheets and a group chat.

Tickets
Same work spine
Commercial requests land on the same ticket engine site teams already run — scoped to the retail space.
Vendors
Auriga-cleared GCs
TI contractors and life-safety vendors sit in Grid Auriga with per-property COI — not a parallel vendor list.
Documents
Closeout + handover
Permits, TI paper, and O&M can live with Construction Handover and the space’s asset trail.

Honest scope: FixGrid is maintenance-first. Retail/mixed-use covers spaces, build-outs, commercial service requests, and the operating record — not commercial rent collection or a full retail PMS.

FAQ

Straight answers on retail & mixed-use

Does FixGrid support mixed-use properties?
Yes. Residential units and retail spaces can run on the same property and the same system of record — tickets, assets, compliance, vendors — without a second maintenance stack for the pad.
What is a retail space in FixGrid?
A permanent commercial pad with shell and build-out history. Tenants churn through it; you track occupied vs vacant, who’s in it, and the active plan or build-out.
Is there a commercial tenant portal?
Yes. A dedicated commercial tenant role submits and tracks service requests for their space — not a resident portal seat, not a staff login.
Does FixGrid track TI / build-out projects?
Yes. Build-out projects include milestones, TI allowance, permits, GC linkage, and documents — white-box to open as a project, not a chip.
Is this a full retail PMS?
No. FixGrid is maintenance-first. We don’t claim commercial rent collection or a full retail property-management suite. See pricing and the platform for the full surface list.
