Make-Ready & Turns

Every vacancy, back online on time.

A vacant unit costs money every day it sits. FixGrid turns the make-ready from a clipboard and a group text into a guided punch a tech actually finishes on-site — so the next resident gets keys when you promised.

FixGrid Make-Ready tracks every unit turn from notice-to-vacate through move-out, the turn, QA, and move-in — with a room-by-room turn punch, staff and vendor task assignment, and a portfolio turn board that flags aging units.

This punch surface shows the redesigned turn-punch flow (shipping next). Make-ready stages, tasking, and the turn board are live in production today.

The tech is there to fix, not to file

A make-ready punch built for a person walking the unit.

The old turn sheet is eighty-odd dropdowns set one at a time — so techs rush it and the data lies. FixGrid flips it: clear the ninety percent that's fine with one honest "I walked this room" sweep, and force a real flag, a note, and a photo only on what actually needs work.

The sweep
"I walked this room."
One deliberate, attributed, timestamped action clears the items that are fine — so the fast path is defensible, not a silent auto-pass.
The flag
Fixed it, or follow-up.
Anything that needs work demands an outcome. Fixed on-site logs the note and parts; anything left becomes a ticket bound to this turn.
The proof
A record, as a byproduct.
Notes, photos, and parts are captured while doing the work — never as a separate chore at the end. The documentation writes itself.
Nothing falls off the truck

The one thing that can't be fixed today doesn't get lost.

Mark an item "needs follow-up" and FixGrid opens a service ticket bound to this turn — not a generic unit ticket that drifts. Parts used roll up to the turn. The whole record lands in the unit's history. The vacancy stays visible until it's truly ready.

Honest by design

"Punch Complete" — not "Made Ready."

The tech finishing the walk doesn't flip the unit to leasable. That's a deliberate line. The punch documents what was found and done on-site; the make-ready status is the manager's call, on a record they can actually trust because it shows how every item was cleared.

  • Fixed on-site vs. follow-up — counted separately, never blurred.
  • Walkthrough-cleared items are tallied honestly, not hidden.
  • Parts roll up to the turn, so the cost of the unit is real.
Never lose a unit

Every turn on one board — and how long it's been sitting.

A vacant unit that nobody is looking at is the most expensive thing a property owns. The turn board shows every unit moving through its turn, what stage it's in, and the days it's been there — so the one that's slipping is the one you see first.

  • Five clear stages — Notice, Vacant, Punch, In Turn, Ready.
  • Days-in-stage surfaced on every row; the late ones stand out.
  • One source of truth the office and the field both read.

Common questions

Make-Ready, answered.

How does FixGrid handle unit turns?
FixGrid Make-Ready tracks every unit turn end to end — notice-to-vacate, move-out, the turn itself, QA, and move-in. Each unit moves through clear stages, the room-by-room turn punch documents what was found and fixed on-site, and a portfolio turn board keeps every unit visible until it's truly ready.
Can I assign turn tasks to both staff and vendors?
Yes. Turn tasks can be assigned to in-house staff or to vendors, so the make-ready stays on one record whether your own team or an outside contractor does the work.
Does it show how long turns are taking?
The turn board shows every unit moving through its turn with color-coded aging — what stage it's in and the days it's been there — so the unit that's slipping is the one you see first. Average days to ready is tracked across the portfolio.
What is the turn punch?
The turn punch is a guided, room-by-room walk of the unit. Each line is marked OK, R/R (repair-replace), or N·A, and anything flagged R/R gets an outcome: fixed on-site, or needs follow-up. Items left as follow-up become a service ticket bound to that turn.
How does cutting turn days save money?
A vacant unit costs money every day it sits. By cutting days out of each turn and keeping the slipping units visible, FixGrid reduces vacancy cost — the next resident gets keys when you promised.
