The platform

Everything maintenance touches — on one record.

Tickets, turns, inspections, assets, parts, utilities, compliance, and AI — not a bundle of apps duct-taped together, but a single system where one action updates everything downstream. These are the real surfaces your team works in every day.

FixGrid is a maintenance management system (CMMS) purpose-built for multifamily — 90+ connected, production-complete modules in one system of record, with role-based portals (staff, residents, owners, vendors, commercial tenants) and unlimited users on every plan. Make-Ready & Turns

Every vacant unit, and exactly where it stands.

The Resident Grid is the maintenance-operations view of your portfolio — not the leasing view. Five physical states, QA gates, and days-in-turn, so a regional can answer "what's actually rent-ready?" in one glance.

  • Five-state status — Occupied, Turning, Awaiting Move-In, Vacant Ready, Vacant Not Verified.
  • QA gate before ready — nothing reads "rent-ready" until it's verified.
  • Days-in-turn surfaced per unit, so slipping turns flag themselves.

And the scheduling — the industry still runs make-ready on flat calendars. We didn't digitize that; we rebuilt the workflow from the ground up. It's the part we save for a live walkthrough.

Compliance & Safety

The binder an auditor asks for, kept current automatically.

Fire pump, generator, boiler, elevator, backflow, sprinkler, extinguisher — every regulated system tracked with its real cadence. When something goes overdue, FixGrid opens the work order itself. You don't find out at inspection time.

  • Life-safety systems flagged distinctly from routine building systems.
  • Auto-ticketing on overdue — the connection from log to work order is built in.
  • Portfolio score + grade, so owners and lenders see posture at a glance.
Built around the work, not the org chart

Role-based portals, one record underneath.

Staff and residents work the day. Owners, vendors, and commercial tenants get their own door — never a staff dashboard.

Common questions

What FixGrid is — and what it isn't.

What does FixGrid do?
FixGrid is a maintenance management system (CMMS) purpose-built for multifamily. Tickets, make-ready and turns, inspections, the asset registry, parts, and regulated-systems compliance live on one connected system of record — so one action updates everything downstream, instead of being re-keyed across a bundle of separate apps. Construction Handover files closeout docs in; Unit Construction Acceptance walks the unit and writes failures to the GC punch list (invoiced, priced per ask).
Is FixGrid a property-management system (PMS)?
No. FixGrid is maintenance-first, not a full PMS — it runs alongside the system you use for leasing and accounting. It's the operations record for everything maintenance touches: work orders, turns, inspections, assets, parts, and compliance.
How many modules does FixGrid have?
90+ connected, production-complete modules. They're not bolt-on tools — they share one record, so an overdue compliance item can open a work order itself and a failed inspection can write the ticket automatically.
What are the role-based portals?
Staff and resident work roles: Resident, Technician, Property Manager, Regional, and Company Admin. Residents can also Report a Problem with a photo and a short note. External doors on the same record: Owner (read-only Intelligence), Vendor (Grid Auriga magic-link), and Commercial Tenant (mixed-use). Super User is FixGrid's app-manager role, not a customer portal. Unlimited users are included on every plan.
Is FixGrid really built for multifamily specifically?
Yes — it's residential-native, not industrial software bent to fit apartments. The surfaces reflect how apartment operations actually run: a five-state Resident Grid for make-ready, real regulated-system cadences for compliance, and a resident portal that needs no app-store download. It was built by a 20-year multifamily maintenance professional (FMP).
