Whether you’re a third-party consultant, an investor running diligence on an acquisition, or an operator taking over a building, most tools cover one piece of the job and stop at the report. The established tools are strong, and several now move data into their own operations products after the deal. Grid Auriga Projects covers every engagement type in one workspace per deal, a 250-unit engagement runs about $600 to $700, and when the report is delivered, the file doesn’t die in a PDF. It promotes into FixGrid as the building’s live record, with every accepted finding waiting on a decision, or you take the data with you to the system you already run.
Why this comparison exists
I spent nearly a decade accepting new development and several years in operations takeovers. It was always a challenge getting the property facts into our operations software. Either the software couldn’t accept the facts because of its own limitations, or we had to go get the facts manually and import them from a spreadsheet.
I wanted one tool that did both: the acceptance or due diligence, and the facts for the system we’d run the building on.
The report is not the problem. Consultants and acquisition teams write good reports. The problem is what happens after delivery. The findings sit in a PDF, the seller’s documents sit in a data room nobody opens again, and the team that takes over the building starts from scratch.
So this comparison scores tools on the usual things, like field capture, reports and data rooms, plus one question most comparisons skip: what happens to the data after the report is delivered?

The field, tool by tool
Grid Auriga Projects (FixGrid)
Best forthird-party consultants, investors running acquisitions, and operators taking over or accepting buildings, especially anyone doing more than one kind of engagement who wants one workspace, one data room and one report pipeline per deal.
You open a project as the type you sold: Due Diligence, Property Condition Assessment, New-Development Acceptance, Takeover, or Mixed. The type sets the workstreams, how findings are classified, and the report it produces. Field walks run offline, all but the acceptance re-walk. Reports are versioned and built on locked limitations language, and reliance letters are part of the workflow.
What happens after the report is the difference, and you get two paths. Promote into FixGrid: the delivered engagement becomes a live FixGrid property (the receiving company needs FixGrid Professional or Enterprise, and FixGrid support pairs the engagement with that account). The delivered report and the accepted data room documents file to the building’s records. Every accepted finding lands in a findings register, where the operations team makes a decision on each one: open a work order, defer it, or dismiss it, and a dismissal has to carry a reason (“priced into the deal,” “not a defect”). Nothing is archived silently, and a life-safety finding that becomes a work order opens as a High-priority Life Safety ticket. Or take it with you: the report and reliance letters download as PDFs and the capital table as CSV or Excel, and on request the FixGrid team runs a full export of your company’s account (data files (JSONL) plus every stored report, document and photo) for the tools you already use.
Procore: on the operator side, FixGrid’s Construction Handover already pulls closeout documents and equipment into a review queue, where a person maps, creates or parks each item so nothing is created blindly, and Unit Acceptance sends findings back to the GC as Procore punch items with the field photo and location, then shows the GC’s status. FixGrid only touches the punch items it created. Projects engagements get the same connection with FixGrid’s Procore Marketplace app.
Honest limits: it’s new, with no public customer base yet. There’s no licensed cost database; reserve costs are your own opinion of probable cost, entered as a point or a range. The full export is run by the FixGrid team and covers your whole company account, not a single engagement; it isn’t a live sync into another system.
Layer
Best forAEC and facilities teams who want a flexible field-to-report platform tied to drawings and models.
Layer has a workflow built for ASTM E2018 that captures condition ratings, immediate and short-term needs, remaining useful life and opinions of probable cost, with reports aimed at owners, lenders and capital planners. Templates can be reused across a portfolio, and there are native iOS and Android apps, Revit integration and a drag-and-drop report builder, and Layer’s site displays a SOC 2 compliance badge.
It’s a general-purpose platform, not a PCA-specific product. Its public pages don’t describe a data room, unit sampling, or a handoff into a work-order system.
HappyCo
Best foroperators who already run maintenance and inspections on HappyCo and do acquisitions in-house.
HappyCo has had a due diligence module since 2017: offline checklists, condition scoring, lease audits against the rent roll, and automated reports. It says outright that every condition rating, repair flag and asset note captured during due diligence carries forward into its asset maintenance system. Its public site also names large operators as customers and describes an integration with Yardi.
HappyCo is the strongest version of “data carries into operations” on the buyer and operator side. We did not find a new-construction acceptance or management takeover workflow on its public pages. For how HappyCo fits as an everyday maintenance platform, see our apartment maintenance software comparison.
FinishLine (DayOne Solutions)
Best forowners and developers running new-construction acceptance at scale.
This is the closest match to our acceptance workflow: 100% unit verification (delivered by partner field teams working in the software), separate GC, architectural and owner punch views, AI that identifies the responsible trade for each punch item, and asset records (make, model, install date, warranty). It publishes reports into Procore and carries forward into DayOne’s CE OneSource Warranty and Operations products with no re-entry. Its cited volume leans toward condos and hospitality.
TransitionTrack (UnitStacks)
Best formultifamily operators managing the corporate side of acquisitions, dispositions and management takeovers across several properties.
TransitionTrack organizes a transition into 11 workstreams (operations, HR, IT, maintenance, finance, leasing, legal, compliance, vendors and more) across 10 phases, from before the LOI to after the transition, with multi-property dashboards. It syncs with Microsoft Teams (calendar, chat and meeting transcription), turns pasted transcripts into AI action items, and runs a recruiting pipeline for each transition.
It’s broader than Grid Auriga Projects on the people and back-office side of a takeover. Its public pages don’t describe unit walks, acceptance, due diligence inspections or reports, and UnitStacks lists its maintenance product as still in development, so there’s no work-order handoff today. Customers and launch date aren’t stated; UnitStacks lists TransitionTrack at $39 per property per month on top of a $149 per property per month platform core.
Procore
Best forgeneral contractors, and owners who want construction data handed over at the asset level.
Procore is where a lot of punch data starts, because GCs already work in it. In August 2026 it made Asset Register generally available, which links assets to the inspections, warranties and as-builts created during construction and exports structured asset information to an owner’s maintenance system. Procore Facilities also runs its own work orders.
The handoff happens at the asset and document level. We did not find punch items converting into operations work orders. (FixGrid’s own Procore connection is described in Getting started with FixGrid for Procore.)
Also worth knowing
- Data Fleet isn’t software you license. It’s a service firm that delivers ASTM E2018 PCAs through a nationwide network of inspectors in 10 business days or less and offers CMMS implementation. If you’d rather hire out the report, it competes with you, not with your tools.
- Gordian VFA is facility condition and capital planning for owners and institutions, with RSMeans, BCIS and BOMA cost data built in. That cost data is exactly what Grid Auriga Projects doesn’t have.
- Fieldwire (Hilti) is punch and closeout for field teams, with published pricing and a free tier. By its own description it stops at closeout.

Where Grid Auriga Projects wins
Pricing reality
Pricing is mixed in this category. HappyCo, FinishLine and Procore are quote-based or custom contracts. Layer’s pricing page states no rates and points to a quote, UnitStacks lists TransitionTrack at $39 per property per month on top of a $149 platform core, and Fieldwire has a free tier and per-user plans.
Grid Auriga Projects is priced per engagement and invoiced; it’s not a subscription. A 250-unit engagement runs about $600 to $700, depending on the engagement type. Larger or mixed engagements are scoped by conversation. If the property then runs on FixGrid, standard FixGrid pricing applies; promoting needs the Professional or Enterprise plan. Professional is priced on our pricing page; Enterprise is quoted.
Enterprise and larger firms
For consulting firms running dozens of engagements a year, investors with active acquisition pipelines, or operators at 2,500+ units who want acquisitions to flow straight into operations, talk to us about Enterprise. Enterprise pricing is scoped by conversation, never a list rate.

Frequently asked questions
Is Grid Auriga Projects an alternative to HappyCo?
For investors and operators running due diligence in-house, yes, with a wider scope: PCA, new-development acceptance and takeover sit in the same workspace as DD. HappyCo goes deeper on lease and rent roll audits. For third-party consultants, Grid Auriga Projects is built to run the engagement for someone else, data room and reliance letters included.
Does it follow ASTM E2018?
The Property Condition Report is structured to an ASTM E2018 baseline framework. Following the standard is still your professional responsibility, so verify against the current edition.
Does it include a cost database like RSMeans?
No. Reserve costs are your opinion of probable cost, entered as a point figure or a range, with a 3% per year inflated view. If you need a licensed cost source, pair it with one.
What happens if my client doesn’t use FixGrid?
You still get the full workspace, data room and report. The report and reliance letters download as PDFs and the capital table as CSV or Excel, and on request the FixGrid team runs a full export of your company’s account: data files (JSONL) plus every stored report, document and photo. Promoting into a live FixGrid property is the other option. There is no live sync into a property management system today.
Does it work with Procore?
FixGrid’s operator-side Construction Handover and Unit Acceptance work with Procore today: Handover pulls the closeout package and equipment for review, and Unit Acceptance writes punch items back to the GC with the photo attached and shows the GC’s status as items close. Projects engagements get the same connection with FixGrid’s Procore Marketplace app, which is coming. There’s no Fieldwire connection.
How is it priced?
Per engagement and invoiced; it’s not a subscription. A 250-unit engagement runs about $600 to $700 depending on type; larger or mixed engagements are scoped by conversation. Request a project.
What does it have that the others don’t?
One workspace per deal, for every engagement type, for consultants, investors and operators; nameplate OCR on the walk; and a handoff that either puts every accepted finding in front of the operations team for a decision or hands you your data.
Bottom line
The tools in this space are good, and several of them now carry data forward, but mostly into their own operations products. Whoever runs the engagement, whether consultant, investor or operator, produces the most detailed look anyone takes at a building, and it usually ends as a PDF. Grid Auriga Projects is built to make that work the first entry in the building’s record instead of the last page of a deal, at a price you can see up front.
